After several years of rent growth following the pandemic, we are finally starting to see some softening in the Northern Virginia rental market.
According to recent Apartment List data reported by ARLnow and FFXnow:
Arlington: The median apartment rent was $2,612 in August, down 0.7% year over year
Fairfax County: The median apartment rent was $2,419, down 1% year over year
Some parts of Fairfax experienced larger declines, including Annandale at 6.2% and Fair Oaks at 4.7%
I am starting to see things slow down a bit on my end as well. Properties that I would have expected to lease very quickly are sitting longer and receiving less activity.
Part of that is the time of year. As we head into the fall and holiday season, the rental market typically slows down. But it appears renters are becoming more cautious and price-sensitive.
This is not a rental-price collapse. Northern Virginia remains an expensive place to live, and rents are still well above where they were before the pandemic. But after years of increases, even a modest year-over-year decline is noteworthy.
